The developer required immediate mezzanine funding via a second mortgage to continue to progress their development project at Austral NSW. The client had encountered both time delays and construction cost increases/considerable variations on their construction project. Their tier 1 bank that provided the senior development facility was unwilling to provide further finance to assist with these cost escalations. There was a requirement for a second, non-bank mezzanine facility to facilitate higher leverage to bridge the capital gap so that the client’s project was able to continue.
Chifley Securities implemented a rapid funding strategy, securing a mezzanine facility secured by a second mortgage, raising the LVR against the project from 65% to 75%. Chifley was able to organise a mezzanine position to come in behind the tier 1 bank. This enabled the client to fund their cost overruns and variations, without exhausting the senior lender’s contingency fund, and enabled the project to continue through to Occupation Certificate and sell down.
The developer was able to continue construction without delays on site. The high‑LVR structure enabled efficient capital deployment and ensured the project remained feasible. With a clear exit through sales, the client moved forward confidently, supported by a financial solution that would not have been attainable through traditional lenders.
A developer had recently completed the acquisition of a DA approved future development site in Brisbane and was awaiting approval for a DA uplift, increasing the permitted number of residential units that could be constructed. The client’s tier 1 bank was comfortable lending 55% against the current DA approved site value, rather than the future DA uplift site value. While the client was able to contribute sizeable equity to the site purchase transaction , they required a second mortgage/mezzanine financier who was able to bridge the 10% capital gap until such time as the DA uplift was approved and the tier 1 bank was comfortable lending against the increased site value.
Chifley Securities organised a $5.10 million mezzanine facility secured by a second mortgage over the development site. This was structured over nine months to cover from the site purchase settlement deadline through to when the DA uplift would feasibly be approved (and the tier 1 bank rely on the increased site value).
The mezzanine/second mortgage facility enabled the developer to settle on time and continue with project planning and DA uplift requirements, while finalising their long-term construction funding. The facility was refinanced by the tier 1 bank within the 9 month second mortgage facility tenure, following the approval of the DA uplift. Chifley Securities is currently engaged to facilitate the construction funding for the subject development.
