The client, a developer, required a short-term refinance of an existing private loan for a commercial investment property. With the loan set to expire within two weeks, the client faced the risk of default. Their existing lender declined an extension due to a history of late repayments, and traditional bank financing was not available within the tight timeframe. The client urgently needed a private lending solution to bridge the gap and avoid financial penalties.
Chifley sourced an alternative private lender to provide a refinance facility specifically tailored to the client’s needs. Chifley also guided the client on how to position himself and the loan for future refinance to a major lender.
The refinance to the new private lender was completed ahead of the deadline, securing the client’s property and protecting their credit position. Loan repayments were structured to align with the client’s cash flow, enabling the client to meet their repayment obligations moving forward.
As a result, after 12 months, the client was then able to refinance to a major bank facility and the client has established an ongoing finance relationship with Chifley, providing access to tailored solutions for future investment opportunities.
